Rocky Mountain Development Council Inc. operates six apartment complexes in Helena.

 

EAGLE MANOR RESIDENCES

Eagle Manor Residences has 140 safe, affordable rental units for seniors aged 62 & over and individuals with disabilities.  There are 3 separate properties which share common space. The properties are referred to as EM I, EM II, and EM III.

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

We emphasize community by offering art classes, exercise groups, and other daily activities.  We have two Service Coordinators to assist our tenants in finding the right resource in the community for their needs.

 

EM I is commonly referred to as “Penkay” and has 66 units consisting of studios and one-bedroom apartments.

 

Studio Apartment:  $405 – $475* depending on income

One-Bedroom:  $445 - $523* depending on income

 

Tenant based rental subsidy vouchers are welcome.

 

EMI has a mandatory meals program.  We do not offer exemptions from this program.  Meals are currently $297/month* per person.

 

EM II has 44 studio and one-bedroom apartments.  40 of 44 units have Section 8 subsidy.  Rent is calculated as 30% of your Monthly Adjusted Gross Income.  EM II residents are also required to participate in the mandatory meals program.  Because this property has project-based subsidy, tenant based vouchers are not allowed.

 

EM III consists of 30 one-bedroom apartments.  The rent is $625/month effective 1/1/2017 and the meals program is optional for residents. These apartments included a full kitchen and washer/dryer hookups.  Washers & Dryers are available to rent for $20/month/set.  Tenant based rental subsidy vouchers are welcome. *Eagle Manor II & III are not currently accepting applications.

 

All utilities are included at all 3 sites (excl. phone, cable, internet).  We have garbage chutes for your convenience and commercial washers & dryers in several locations throughout the property.  Pets are allowed under 25lbs with a $300 pet deposit.

 

We have community TV rooms, an exercise room, computer lab/community network room and a beauty shop on site.

PTARMIGAN RESIDENCES

Ptarmigan Residences consists of 22 one bedroom apartments.   They are single-level townhouse style buildings.  The property has a community room, on-site coin-op laundry, and snow removal/lawn care services are provided.  Off street parking is available for all tenants. All units have a universal design and fully accessible units are available.

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

The property is located within ½ mile of groceries, medical clinic, shopping, pharmacy, & banking.

 

Rents range from $530-$645* effective 2/1/2017 depending on the funding source used to finance the unit.  Income qualifications apply, but the rent is NOT calculated based on income.  Tenant Based Section 8 Vouchers (or similar) are welcome.

 

Tenants are responsible for gas, electric, phone, and cable.  A utility allowance is provided to help with the gas/electric costs.  This amount is subtracted from the gross rent.

 

For Example:

$530 Gross Rent -  $80 Utility Allowance = $450 Net Rent

$645 Gross Rent - $80 Utility Allowance = $565 Net Rent

PHEASANT GLEN RESIDENCES

Pheasant Glen Residences consist of 32 one bedroom apartments.  Some of the units are restricted to seniors aged 62 & over, but there are some units available for all ages.  They are single-level townhouse style buildings.  The property has a community room, on-site coin-op laundry, and snow removal/lawn care services are provided.  Off street parking is available for all tenants. River Rock Residences consists of 33 one & two bedroom apartments.  The units are senior designated and are limited to ages 62 & over.  They are single-level townhouse style buildings.  The property has an on-site office, a washer & dryer in each unit, and snow removal/lawn care services are provided.  Off street parking is available for all tenants. Rents range from $510-$585* for a one bedroom and $636 - $$721 for a two bedroom depending on the funding source used to finance the unit & income level effective 2/1/2017.  Income qualifications apply, but the rent is NOT calculated based on income.  Tenant Based Section 8 Vouchers (or similar) are welcome.

 

Tenants are responsible for electric, phone, and cable.  A utility allowance is provided to help with the electricity costs.  This amount is subtracted from the gross rent.

 

For Example:

$510 Gross Rent - $110 Utility Allowance = $400 Net Rent

$696 Gross Rent - $146 Utility Allowance = $483 Net Rent
